The Fall Maintenance Checklist for New Jersey Homes
Almost every winter emergency we get called to — ice dams, burst hose bibs, flooded basements — traces back to a fall task that got skipped. This is the list we'd run on our own homes every October.
The must-do list
In rough priority order — the first four prevent the most expensive failures:
- Clean gutters and downspouts after leaf drop — clogged gutters cause ice dams and foundation water
- Disconnect hoses and shut off exterior spigots before the first hard freeze
- Check weatherstripping on doors and windows — a $10 fix that shows up on every heating bill
- Walk the roofline with binoculars: lifted shingles, gapped flashing, debris in valleys
- Test sump pump by pouring a bucket of water into the pit
- Seal driveway and walkway cracks before freeze-thaw widens them
- Reverse ceiling fans and replace HVAC filters
- Check caulk at tubs, showers, and exterior penetrations
- Trim branches hanging over the roof before ice load season
- Test smoke and CO detectors when the clocks change
What's worth having a contractor do
Gutter work above the first story, roofline repairs, and anything involving ladders on uneven ground are worth delegating — not because the tasks are complicated, but because falls are the most common serious homeowner injury. A bundled fall-maintenance visit typically covers gutters, exterior checks, and small repairs in one trip.
